Sectional or rolling steel is the first fork

A sectional door — panels on tracks curving to horizontal, the commercial version of a residential door — is the cheaper opening to equip, insulates well, and needs ceiling space for the horizontal track. It suits conditioned warehouses and anywhere the interior ceiling is clear.

Rolling steel coils onto a barrel above the opening: no ceiling track at all, better resistance to abuse, longer cycle designs available, and a higher price for the same hole. It wins where ceiling space is spoken for, where security drives the choice, or where the duty cycle is brutal.

The specification that separates $4,000 from $10,000

Cycle rating. Springs are the consumable, and a door ordered with 50,000 or 100,000-cycle springs costs more on day one and stops scheduling its own failures. Count the traffic the opening will actually see and specify to it.

Operator class and drive. Light-duty trolley operators suit doors that cycle a few times an hour; heavier traffic wants a medium or heavy-duty hoist or jackshaft operator with a duty rating to match. An underrated operator is the most common corner cut in a low bid.

Wind load. Commercial openings are large, and in rated jurisdictions the door must meet the design wind speed for the site — reinforcement, heavier track and engineering documentation included. This is also where permits stop being paperwork: in high-wind and HVHZ jurisdictions the approval process is part of the timeline.

Insulation and glazing follow the building, not the brochure: an insulated door on an unconditioned shed is money spent on nothing, and vision panels cost more than they seem because they interrupt the panel structure.

What a complete installed quote contains

The door with its cycle rating stated, the operator with its duty class stated, new track and spring assembly sized to the door, safety devices to UL 325, removal and disposal of the existing door, and — in rated jurisdictions — the permit and the engineering paperwork.

Quotes that come in far under the field usually resolve to one of three omissions: a 10,000-cycle spring package on a high-traffic door, an underrated operator, or the permit left as the owner's problem. All three surface later at a price that erases the saving.
