What housing age predicts about garage door failure
The median year a market's housing was built predicts what fails on its garage doors. Stock built before 1993 frequently still carries openers with no automatic reversal, because the federal mandate applies to the operator's manufacture date. Stock built after about 1998 is more likely to have insulated doors and heavier counterbalance systems, which shifts the failure toward hardware rather than the door itself.
Why 1993 is the line that matters
Residential garage door operators manufactured on or after 1 January 1993 must include secondary entrapment protection — a photo eye or sensing edge that reverses the door before contact.
In housing stock whose median year built precedes that, a meaningful share of original openers are pre-mandate. They have no automatic reversal, and no repair changes that.
This is the one case where the repair-versus-replace question has an answer independent of the fault. If the opener predates 1993, it is replaced.
What newer stock changes
Housing built from the late 1990s onward more often carries insulated, heavier doors. Heavier doors need heavier counterbalance, so the springs are under proportionally more load and the hardware — hinges, rollers, bearing plates — carries more of the wear.
The failure profile moves accordingly: fewer catastrophic spring breaks relative to the number of hardware and track complaints, and more sensitivity to a door drifting out of balance.
Newer stock is also more likely to have the opener mounted to engineered trusses rather than dimensional lumber, which matters when a header bracket has to be re-anchored.
Why we use place-level data and not metro averages
Median year built varies enormously inside a single metro. A pre-war inner suburb and a subdivision finished in 2006 sit ten miles apart and have nothing in common in this respect.
Using a metro or county figure for both would produce the same claim on both pages, which is precisely the template collapse that makes a page network worthless. Place-level ACS data is what allows a claim that is actually true of the specific city it appears on.
Where ACS has no place-level figure — unincorporated areas, census-designated places that have since been annexed — we publish nothing rather than substituting.
Method
- 01Median year structure built is taken from the US Census American Community Survey, table B25035, at place level — not estimated from metro or county figures.
- 02Values are read from ACS bulk files rather than typed by hand. Where a location is not a Census place, it is omitted rather than substituted with a county figure.
- 031993 is used as the primary split because it is the compliance date for secondary entrapment protection on residential garage door operators.
